Project Overview
This project involved the complete transformation of a derelict rural site into two high-specification, energy-efficient detached family homes in the heart of Leicestershire. RJH Building Construction were appointed as principal contractor to deliver a full demolition, ground-up build, and detailed architectural execution. The scheme reflects a blend of traditional village character and modern building performance, enhancing the local streetscape while exceeding national energy standards.

From Derelict to Desirable
The site previously housed a deteriorated Victorian cottage surrounded by dense overgrowth and failing structures. It was fully cleared and redeveloped into two detached homes with detached garages. -
Energy-Efficient Design
Both plots exceed regulations, achieving targeted SAP ratings, with Environmental Ratings of A. -
Traditional Aesthetic, Modern Performance
Homes feature red brickwork, natural stone plinth detailing, dormer windows, vaulted ceilings, and hand-built chimneys—all paired with ASHP heating and underfloor systems. -
Craftsmanship and Detailing
The brickwork, reclaimed timber fireplace, and bespoke joinery reflect RJH’s dedication to quality and heritage-consistent finishes. -
Challenging Ground Conditions
Early groundwork phases required adaptive excavation and drainage solutions due to poor winter weather and legacy rubble foundations. -
Sustainability in Practice
Installed air source heat pumps, full Celotex insulation systems, low-permeability membranes, and mechanical ventilation preparation.
Design & Construction Process
The project followed a clear phased timeline, overseen by RJH in close collaboration with architectural and engineering consultants:
- Pre-Construction (Q2 2024): Full site clearance, asbestos removal, service disconnection, ecology checks.
- Groundworks (Q4 2024): Trench foundations, drainage runs, site prep under challenging winter conditions.
- Superstructure (Late Q4 2024): Blockwork, stone and brick façade, steel and posi-joist first floor system.
- Roofing (Q1 2025): Trussed roof installation, dormers, tiling, chimney and flue works.
- First Fix (Q2-Q3 2025): Mechanical and electrical, UFH, partition walls, internal rendering
- Second Fix(Q3 2025-Ongoing): Finishes, joinery, landscaping, SAP verification, final test certifications.
